Deal of the Day in Seattle


All five of the listed properties that I have selected as "Deals of the Day" prohibit blogging, so I cannot give you detailed information here. What I can tell you is that today's deals include four Seattle properties and one Kirkland property of exceptional value. Three of them are brand new on the market, and the others have been on the market less than 76 days.

Investor Focus


How does a new investor avoid the trap of ADD-investing, given the myriad paths to success promised by speakers at investing seminars?

Most new investors have no idea where they wish to focus; they merely want to learn how to create a passive income that will lead them to a more secure financial future. Every new real estate investing guru claims that their path to financial freedom is the surest, easiest path – and they have stats and a track record to back up their claims.

The reality is that almost any method can take you there, as long as you follow a few basic rules.

Buy right. Make your money when you buy. Buy low, sell high(er).
Understand your market. Know values.

Look for opportunities in emerging markets, paths of progress. Remember that a rising tide raises all ships.

Look for value plays. Add value to your property. Find a need and fill it. Solve problems.

Cash is king. Cash flow is better.

The course that is right for you will be the one with which you feel most comfortable or prepared to take on. Make sure that you know that there is a market or demand for the services you want to provide. Take an inventory of your own strengths and desires to begin. For example,

Do you have a job? If so, you have limited time to invest, but more opportunities to take advantage of today’s low-interest mortgage rates. Perhaps you can lend money to other investors while you are learning about investing. Perhaps you can partner with another full-time investor who can do the work, while you provide the cash or financing.

Do you have cash to invest? Good credit? Then your choices about investing will be different from those available to someone with no cash or with bad credit.

Do you like working with people? Are you comfortable with the idea of working with tenants? If so, then rental properties may be a good niche. If not, look at buying notes or tax liens as possible options. Another option may be to focus on commercial office, retail, or industrial properties. Or perhaps large multifamily properties where you will be hiring a property manager to deal with tenants.

Are you good at raising money? Social marketing? Technology? Then partner with another investor who needs these skills and take a split of the equity.

If your skill set involves a desire to work independently, then focus on an area of investing that you can do with few outside partners.

Take a good inventory of what you have to offer, what you need, and discuss this list with the investors you meet at your local real estate investing group especially if you are looking for a partner while you are learning the ropes.

Once you choose an investing strategy, stay true to the course and start implementing what you have learned immediately. Take action, make offers. Follow up. Devote concentrated effort in following step-by-step instructions from those who have been successful with this strategy. Evaluate what is working for you and what isn’t. Network with others who are doing similar types of investing and find out what is working for them. Be serious and treat your investing as a business.

Block your time during the day, so you do not get distracted by phone calls, email, social media or other distractions. Set goals for the number of offers to make per day or week. Track your progress. Celebrate your successes, and don’t get too discouraged by the setbacks. You are learning; keep going. Find someone who believes in you to serve as an accountability partner (preferably an active and successful investor).

Set financial goals and timelines, and evaluate your progress towards them. Determine what needs to be changed if you are not meeting your goals. Determine at what point in time, or what benchmark will be used to change course if necessary. How long can you afford to pursue this path if you do not achieve your goals?

And if you do decide to change course, evaluate your reasons for doing so. Having a cash reserve will allow you to sleep better at night and know that you and your family can weather any storm. If the market changes, your strategy may need to change as well. Keep up with changes in the market. And seek out mentors and coaches you trust, who can advise you when the going gets tough.

Stay true to your course, unless you are convinced that something has changed to make it impossible for you to succeed.

Before & After: Remodeling in Roosevelt



The summer is (pun totally intended) heating up and as it goes, this is looking to be a busy one around these parts. We’ve been working on projects all around the five boroughs, remodeling kitchens, replacing roofsand installing patios in some backyards. And then there’s this job, in Roosevelt, where we got to transform a bathroom from low end to luxury with new fixtures, retiling and some tear down. We opened up the shower to include a bar and a seat, put in a new sink, faucet and cabinet, a custom-made radiator cover, and a new toilet. The lighting is also new, giving a far more comforting ambiance, along with the new tiles. It turned out about as good as I could’ve hoped.

A Day in the Life: James from Flash Exterminating




In Brooklyn, these days, it’s not hard to find what you need. There are shops that cater specifically to the art of meatballs and outlets designated merely for rock climbing, and this isn’t even discussing the gourmet dog treat stores and the organic liquor outpost. Still, when you hear about a winery being built on the outer terrain of Williamsburg, an eyebrow is bound to cock. But, as it turns out, that’s exactly what’s happening at The Noble Experiment, a new winery being built not all that far from borough institution Brooklyn Brewery. One of our providers, James of Flash Exterminating, is handling infestation detection, elimination and prevention in the space and was nice enough to let us tag along recently and explain what he was doing for The Noble Experiment.








James was quick to emphasize Flash’s use of eco-friendly pesticides and traps. Amongst them are EcoExempt, a mixture that includes rosemary and mint oil, amongst other facets, that is used to prevent spider infestations. For rodent prevention, he explained his three-step process of sealing off rodent access points and using tracking powder to get rid of any chance of infestation in the space, which has a beautiful backyard space. Both the wooden cabinet areas and the vats were treated with a broad eco-friendly spray, meant to target everything from millipedes to cockroaches, cutting off the chances of any bug issues in the area.






James did a great job but he stressed how extermination and infestation prevention is never a one-shot deal. He has already set-up two return visits, one two weeks from now and another a little over a month from now. We’ll be checking in with more of our providers in the future, seeing what they’re working on in Manhattan and the outer boroughs, and we look forward to seeing how awesome the Noble Experiment at its planned opening later this year.

Making Offers!



This past Sunday I led a tour of five listed homes for sale in North Seattle, all of which were owned by the Seller free and clear, without a mortgage. Several of these were new listings, a few were estate sales, all of them in a price range and location attractive to buyers.

Following that tour, I drafted four offers and have submitted three to the listing brokers for those Sellers to consider a sale using owner financing. I would like to blog about these houses, but unfortunately, the listing brokers have disallowed that option. Too bad!

So perhaps none of these offers will be accepted; or perhaps one of them will be. No one gets a house without making an offer. The answer is always "no," unless you submit offers. So if you want to buy a house or maybe two or three, then get in the game!

Charitable Support for Rotary Foundation


This photo shows Rotarians partnering on National Immunization Day in Moradabad, India. Rotarians are helping eradicate polio around the globe, and their good work inspires others, such as the Gates Foundation, to contribute to causes like the fight to prevent polio.

I am a Rotarian, and a member of the University District Rotary in Seattle. I was in Rotary a few years ago in Duvall, and found it a great way to give back to the community. So this month, I would like to give back to Rotary.

For every new real estate agreement signed during the month of June, my brokerage Home Land Seattle will make a $50 donation to the Rotary Foundation. The mission of The Rotary Foundation is to enable Rotarians to advance world understanding, goodwill, and peace through the improvement of health, the support of education, and the alleviation of poverty.

The Foundation is a not-for-profit corporation supported solely by voluntary contributions from Rotarians and friends of the Foundation who share its vision of a better world.

FREE Real Estate Investor Training



I will be facilitating a FREE ORIENTATION sponsored by the Real Estate Association of Puget Sound on Saturday, June 2 for novice investors, new members and guests designed to help the novice real estate investor make full use of the membership resources and benefits of REAPS in order to jump start their career as a real estate investor. Members of the public are welcome to attend.

REAPS is the oldest – and largest - professional association for the real estate investor this side of the Mississippi. As a not-for-profit association, REAPS aims to motivate and support REAPS members and guests through education, discussion, legislative action and networking. REAPS hosts over 40 live events a year around Puget Sound and they are all open to the public.

Attendees will receive a free booklet, compiling articles on DOING YOUR FIRST DEAL originally published in the REAPS newsletter. These articles help the novice real estate investor start making offers on real estate deals. Today’s market offers enormous opportunities to buy low, choose from a large inventory, and finance at historically low rates.

Speakers at the orientation include practicing real estate investors who will highlight the membership resources most important to new investors.
